Lower Lonsdale & The Shipyards

Lower Lonsdale — LoLo to locals — is the stretch of Lonsdale Avenue from Burrard Inlet north to about 3rd Street. It's the densest, most walkable, and most recently-transformed part of North Vancouver. Anchored by Lonsdale Quay Market (a two-storey public market with fishmongers, bakeries, prepared food, and a SeaBus terminal) and The Shipyards — a redeveloped former industrial shipyard that opened as a public plaza in 2019 — Lower Lonsdale is the only corner of the North Shore that genuinely feels urban in the same way as downtown Vancouver or Metrotown.

The SeaBus is Lower Lonsdale's killer feature. Two catamaran ferries cross Burrard Inlet every 10–15 minutes between Lonsdale Quay and Waterfront Station in downtown Vancouver, a 12-minute ride with uninterrupted harbour views. For commuters, it's arguably the best single transit experience in Metro Vancouver — you get downtown as fast as many SkyTrain routes, and the crossing itself is a daily scenic cruise. Combined with the frequent 229 and 239 buses running up Lonsdale Avenue into the rest of the North Shore, Lower Lonsdale is the most transit-accessible part of North Van by a significant margin.

Rents in Lower Lonsdale are among the highest on the North Shore — a one-bedroom in a new-construction tower lists at $2,500–3,200 — reflecting the waterfront location and the transit access. Older rental stock along 3rd and 4th Streets is more affordable, with one-bedrooms in the $1,800–2,200 range. The Shipyards plaza fills with summer concerts, winter skating, and farmers' markets, and the adjacent Pier hosts Polygon Gallery. For newcomers who want a walkable, waterfront lifestyle with strong transit and don't mind paying for it, Lower Lonsdale is the single best neighbourhood on the North Shore.
