One-bedroom rent + transit baseline across 10 Metro Vancouver cities

This comparison adds each city's CMHC purpose-built one-bedroom average to the adult monthly TransLink pass recorded for that city. It is a transparent fixed-cost baseline for relocation planning, not a live asking-rent ranking or a complete household budget.

How to read it

A comparison baseline, not a promise

CMHC's Rental Market Survey covers purpose-built rental buildings and does not represent every new listing, condo, room or secondary suite. A city with a lower historical average can still have expensive current listings. Transit cost also depends on the actual zones and travel schedule.

What is excluded

The rest of a household budget

Utilities, parking, tenant insurance, groceries, childcare and travel time are excluded. Open each city's full budget and compare a real available home before making a decision.

Method and sources

  1. 1. Use the city-level CMHC one-bedroom average stored in each VanCityGuide city profile.
  2. 2. Add the adult monthly TransLink pass appropriate to the city profile's recorded commuting assumption.
  3. 3. Sort the resulting monthly total from lowest to highest without adding an opaque score or weight.

Rent source periods vary by city profile and are included in the downloadable CSV. The transit fares are effective July 1, 2026. The page was calculated and checked October 7, 2026. Please report a correction if a source has changed.
