North Delta, Delta

North Delta had 61,499 residents in the 2021 Census, or 57 percent of Delta's population. The City of Delta community profile recorded 7.8 percent growth from 2016 to 2021. The area includes several distinct residential pockets rather than one downtown: Scott Road is the main commercial edge, 72nd and 80th Avenues carry local shops and bus routes, and Sunshine Hills and Nordel have a more suburban street pattern.

The same city profile reports that 41 percent of residents identified as South Asian, 10 percent as Chinese and 4 percent as Filipino. That mix is visible in the food, groceries, personal services and places of worship around Scott Road. Housing is still weighted toward ground-oriented homes: 53 percent of occupied dwellings were single-detached houses, 40 percent were apartments and 7 percent were semi-detached or row houses.
