1. 01

   Separate the three meanings of Vancouver

   The City of Vancouver is one municipality. Metro Vancouver is a regional federation that coordinates services such as water, wastewater, regional planning and parks. Statistics Canada's Vancouver census metropolitan area is a statistical geography based on a core and integrated neighbouring municipalities.

   A number published for one geography does not automatically describe the others. Read the geography label before using population, rent, crime or commuting data.

   Know the Metro Vancouver member jurisdictions

   Metro Vancouver describes itself as a federation of 21 municipalities, one electoral area and one treaty First Nation. The municipalities are Anmore, Belcarra, Bowen Island, Burnaby, Coquitlam, Delta, Langley City, the Township of Langley, Lions Bay, Maple Ridge, New Westminster, the City of North Vancouver, the District of North Vancouver, Pitt Meadows, Port Coquitlam, Port Moody, Richmond, Surrey, Vancouver, West Vancouver and White Rock.

   Electoral Area A and scəw̓aθən məsteyəxʷ (Tsawwassen First Nation) complete the regional membership described by Metro Vancouver. This site currently has detailed guides for ten of the larger municipalities; absence from our guide list does not mean a jurisdiction is outside the region.

   Distinguish the two Langleys

   Langley City and the Township of Langley are separate municipalities. Langley City is geographically compact; the Township surrounds much of it and extends through several distinct communities. A search result, listing or statistic labelled only “Langley” may need another check.

   Use the full municipal name and postal address before comparing population, taxes, local programs, school catchments or transit access.

   Distinguish the two North Vancouvers

   The City of North Vancouver and the District of North Vancouver are separate municipalities. Lower Lonsdale is in the City, while many areas farther north and east are in the District. They have different local governments and can publish different local information.

   Confirm the municipality on the address rather than assuming every North Vancouver result covers both.

   Match every source to the address

   For a prospective home, record the municipality, school district, local police jurisdiction, nearest transit stop and applicable utility or local-government page. Then label each number you collect with its publisher, geography and period.

   A Vancouver CMA statistic can provide regional context. It cannot rank a specific Metro Vancouver municipality or neighbourhood unless the source supplies that same geography.

6. 06

   Build a shortlist with comparable questions

   Compare the same housing type and evidence period across locations. Test the complete trip to work or school, identify required local services and visit the specific area at relevant times. Keep preferences such as waterfront access or nightlife separate from measured costs and travel.

   Use the city guides as starting points. Confirm current listings, routes and address-specific rules with the responsible source before making a commitment.
